Our buying service includes:Initial Interview and Search PlanIn this meeting, we sit down and determine your needs, objectives and financial qualifications. Then, using the latest in available technologies and resources, we craft an acquisition plan to help find exactly the property you need. Lender Pre-ApprovalIf necessary, Echo Summit will assist in attaining a pre-qualification letter from the lender; complete loan applications and finish necessary documentation. Property ToursShow you available homes that suit your needs, fine tune your searches, attend open houses, educate you about the current market. Writing and Presenting OffersWriting an offer will take 1-3 hours, and is the point in the process when you deliver your earnest money to the Title Company. Your offer is presented to the Seller. In presenting your offer, we highlight the strengths of your offer and your strengths as a buyer. During this process, we also set the stage for upcoming counter-offers and negotiations. Our goal is to get in the ‘drivers seat’ as quickly as possible... and stay there. Counter Offer and NegotiationsBased on our roots of high-tech entrepreneurship, this is one of Echo Summits’ strengths… and an area that many realtors shy away from. We are your fiduciary advocate, and will work tirelessly in negotiating the best price and terms for the purchase. Inspections and Contingency PeriodThis is another critical stage where it is very important to be on top of every issue, every document and every deadline in the contract. We will help set up all appropriate inspections, and provide daily updates on where the various issues/dates stand. Closing ProcessAt this stage, the Contract is in full effect with both parties carrying significant obligations to one another. For many realtors, this is a ‘coasting’ period where the Title company handles the complexities of closing and funding the deal. Echo Summit is different. Yes, we use proven Title companies, but we are on top of the process 100% of the way. We independently calculate closing figures (often finding errors in even the most senior closing agent’s work). We talk personally to your lender and/or mortgage broker to assure availability of funds. We are also in close contact with the Sellers agent to ensure a smooth closing from their side. Post-ClosingAnother thing that sets Echo Summit apart is in out post-close follow-up. We work with you to ensure the deed has been recorded at the County Recorder’s Office by the Title Company (you will receive your copy in ~6 weeks). |
